| 요약2 | This study aims to analyze the characteristics of the ger redevelopment projects in Ulaanbaatar, Mongolia, divided into three categories: central, middle, and outer ger areas. The poverty rate and unemployment rate were high throughout the ger area and the number of households in the outer ger area was higher than other ger areas. In the central ger area, most of the residential complexes supplied by the redevelopment project were large and high-rise, and were built with high density that exceeded the relevant regulations. While in the middle ger area where industrial and business facilities are concentrated, the transportation environment is poor. Through ger redevelopment project, it was created with a medium rise and density plan under the mixed land use plan. In the outer ger area, redevelopment project plan is composed of low-rise and single-family detached houses. Moreover, there were cases of non-compliance with regulations in middle and outer ger area. Also there is a need to expand public responsibility such as the confirmation of regulations and the supply of infrastructure and facilities according to the characteristics of ger area. |
