| 요약2 | Landscape has become an asset value by the desire of those who want to live in a pleasant and beautiful environment. In particular, as the number of households in apartment complexes increases, the landscape environment for each household is highlighted as a major variable in effective value of residential environment, affecting the fluctuations in housing sales prices. However, the standard for measuring the value of the landscape is still insufficient. Therefore, This study analyzed the effect of landscape shielding distance on housing prices as a new evaluation criterion. First, we selected a target with the same landscape elements and adjusted the price index. Then, the correlation between independent and dependent variables was derived through multiple regression analysis. As a result, the closer the landscape shielding distance to the landscape, the lower the housing price. This study analyzed the degree of shielding according to the distance from a three-dimensional point of view and derived the difference in utility value accordingly. These points differentiate this study from previous studies, in which shielding ratio and ratio of visible sky were limited as main variables. The results of this study will be a new aspect of the measuring value of the landscape that will help to make objective value measurement of landscape and create pleasant and beautiful landscape creation. |
