| 요약2 | Parking regulations have been regarded as one of the factors, such as Building Act, to delay the voluntary rehabilitation in low-rised residential areas due to its small land-lots and narrow alleys, and thus adjusted to encourage small-sized redevelopment projects. However, the effect of parking regulations on the floor-area-ratio(FAR) of a lot-based housing development has rarely been quantitatively examined. This paper aims to figure out how parking regulations work with various land-lot conditions and housing types through simulating the feasible FAR on virtual and actual land-lots from low-rise residential areas in Suwon. The result shows that parking regulations cause substantial lowering of the feasible FAR in different degrees depending on the housing types and land-lot conditions. These findings call for urban design and policy solutions beyond the current frame combining parking lots to the individual development. |
