| 요약1 | 본 연구는 주택규모와 소유방식을 다양화하는 안을 계획하고 이에 대한 주민들의 반응을 살펴봄으로써, 주택공급유형의 다양화가 재정착률 제고에 효과가 있는지를 살펴보고자 하였다. 연구결과, 기존 계획보다 주택유형이 다양해진 계획에서 더 많은 주민들이 재정착을 희망하는 것으로 나타났다. 기존안에서 추가분담금 때문에 재정착하지 못했던 소유자들과 임대주택의 면적이 협소하기 때문에 재정착을 포기했던 세입자들이 변경안에 대해 대체로 호의적인 반응을 보였으며, 소형의 분양주택과 중형의 장기전세주택에 대한 선호가 높은 것으로 나타났다. 이 계획안이 재정착과정의 불편함이나 신규주택의 주거비 부담 등에 대한 근본적인 해결책을 줄 수는 없지만, 규모나 소유(임대)방식의 다양화를 통해 기존 주민의 경제적 부담능력에 맞는 주택유형을 선택하게 함으로써 재정착의 가능성도 높일 수 있음을 확인하였다. |
| 요약2 | The purpose of this study is to examine whether the diversity of housing types has an effect on native residents’ resettlement. To this end, it proposes a housing supply plan which has a diversity of dwelling scales and ownership. It then attempts to determine whether this diversity is able to raise the resettlement rate. The results of this study show that the resettlement rate of the new plan is higher than the existing plan. Owners who give up resettling because of housing expense and tenants who think existing public rental houses are too small show higher interest in the new plan. They also prefer small-sized owner-occupied housing and medium-size rental housing. Although this new plan cannot solve fundamental problems such as the high price of a new apartment or the inconveniences of the redevelopment process, through a diversity of dwelling scales and tenure options, it can help existing residents choose affordable housing. |
