| 요약1 | 본 연구는 고밀도 대단위 주거단지개발에 있어서 LEED의 평가 체계가 얼마나 효과적이고 적용 가능한 시스템인지를 검토해보는 것이 목적이다. 친환경 고밀 주거단지로 개발된 뉴욕 맨해튼의 배터리파크시티(BPC)에 활용되었던 여러 가이드라인 체계를 LEED의 평가체계(LEED-NC, LEED-ND)와 비교분석하여 총 97개의 세부 평가지표로 종합하였고, 이러한 세부 평가지표들이 각 체계에서 어떠한 중요도로 다루어지고 있는지를 비교하여 두 체계간의 공통점과 차이를 밝혀 내었다. 이러한 차이가 나타나는 이유로는 배터리파크시티의 개발밀도가 LEED에서 기준으로 삼고 있는 밀도보다 훨씬 높다는 점과 대지의 특수성, 적용된 친환경 기술의 차이, 그리고 지속가능성에 대한 관점의 차이에서 비롯되는 것으로 나타났다. 이러한 비교 분석이 의미하는 것은 첫째, 고밀도 단지개발에서 매우 중요한 친환경 평가지표 중 일부는 LEED 평가체계에서 중요하게 다루어지고 있지 않은데 이러한 평가지표들이 LEED 평가 체계에 중요하게 포함될 필요가 있으며, 둘째, 고밀도 단지개발의 경우 LEED의 세부 평가지표 중 일부는 개별 건물을 설계하는 단계가 아닌 도시 계획 및 설계 단계에서부터 고려될 필요가 있다는 점이다. |
| 요약2 | This study examines the effectiveness and adaptability of LEED rating systems, when they are applied to large-scale, high-density developments. Toward this goal, the elements of LEED-NC and LEED-ND are systematically compared to those of the Battery Park City Development (BPCD) guidelines, which consist of a series of guidelines for high-rise residential building developments located in New York City. The comparative analysis of 97 elements in the LEED rating systems and BPCD guidelines identifies both common and different elements of the two design standards. The difference in the elements may be caused by BPCD's high-density development, site characteristics, different sustainable technologies, and most of all, perspectives towards sustainability. Analysis of the elements revealed that the LEED rating systems need to consider the incorporation of some crucial sustainability elements for high-density developments; and some elements that are included in the building design phase need to be considered earlier, in the urban planning & design phase. |
