| 요약1 | 본 연구는 고령화 현상의 주요 사건인, 연령효과, 독거효과, 사회경제활동의 여부가 고령화 계층의 주거소비면적 및 주거입지 변화에 주는 영향을 분석한 것이다. 분석자료는 인구주택총조사 및 가구통행실태조사 2개 년도의 자료이다. 고령화가 더욱 심각해진 2010년을 기준으로 하면, 고령화 계층일수록 주거소비를 줄이는 것이 아니라 여전히 주거소비의 중심 계층으로 남아 있는 것을 확인하였고, 효용성이 높은 도심에 남아 있으려는 경향이 강한 것을 알 수 있었다. 독거효과는 소비를 줄이지만, 주거 중심성을 바꾸는 효과는 없었다. 사회 경제활동을 지속하는 경우는 오히려 주거소비면적이 작거나 주거 효용성이 낮은 지역에 입지하는 경향을 보여주고 있다. 이는 은퇴 이후에도 근로를 지속해나가는 한국만의 독특한 고령화 현상의 영향이라고 판단되며, 주거소비나 경제적 측면에서 취약한 계층이 오히려 더욱 경제활동을 지속하는 것이 그 원인이라고 생각된다. 이러한 추세가 지속된다면 요즘 화두가 되고 있는 베이비부머 은퇴가 자산 매각으로 바로 이어지는 것이 아니라는 점을 의미한다고 할 수 있겠다. 또한 노인주택 정책의 방향은 소득이 있다고 하더라도, 취약한 일자리에서 일하는 노인 계층을 중심으로, 그리고 주거 효용성이 높은 도심 위주의 공급정책이 바람직한 것으로 판단된다. |
| 요약2 | Based on the Population, Housing Census and Household Travel Survey data, this study empirically analyzes the effect of aging, being single and being engaged with economic activity of the aged people on housing consumption and residential location. The age increase effect on housing consumption is characterized not by an decrease but by increase in housing size. The effect on residential location is characterized by preferring downtown where the aged people can enjoy good living environment. The single elderly effect on housing size means minus effect but doesn?t have any significance in deciding the location of residence. However, the economic activity duration after retirement has minus effect on housing consumption and minus effect on residential location unexpectedly. Therefore, these empirical results indicate that housing policy on the aged should be targeted on the working elderly and aim to have more housing site for the elderly, not in the outskirt of a city but in downtown area. |
