| 요약1 | 본 연구는 인천시 도시건축공동위원회에 상정된 도시 및 주거환경정비계획에 대한 심의내용을 분석하고, 그에 따른 개선내용을 살펴봄으로써 정비계획수립에 기여할 수 있는 기초자료 제공을 목적으로 한다. 연구범위는 2005년부터 2008년까지 상정된 총 57개 안건 중 조건부로 가결된 43건을 대상으로 한다. 연구방법은 첫째, 관련연구 및 관련제도 고찰을 통해 정비계획수립에 있어서의 계획항목을 도출하고 둘째, 도시건축공동위원회의 심의결과 분석을 통해 계획항목, 사업유형별 특성을 도출하였다. 분석을 통한 개선방향으로는 첫째, 주민의 삶의 질적 향상과 쾌적한 주거환경을 조성을 위하여 정비구역의 시각적 개방감을 확보하고, 보행과 오픈스페이스를 연계함으로서 균형있는 Open Space 배치계획이 필요하다. 또한 주민간의 소통공간의 역할을 하는 장소로서 커뮤니티 공간계획이 필요하다. 둘째, 정비계획수립단계에서 기존 도시조직의 패턴을 인지하고 다른 생활권과의 연계성을 고려하여 계획되어야 한다. 셋째, 토지이용의 합리성을 높이고 타 지역과의 연계성을 고려하여 협의대상지역의 적정성여부에 대한 재검토가 필요하다. |
| 요약2 | The purpose of this paper is to provide basic information about the improvement of the Housing Redevelopment Plan. The comments on the above plan by the Joint Committee of Architecture & Urban Planning in the City of Incheon has been analyzed. This paper selected 43 sites among 57 sites submitted to the Committee and passed during the period from 2005 to 2008. The recommendation are following ; first, securing of visual openness must be proposed to improve the quality of life and environment. And, balanced layout of the open spaces should be recommended by connecting to the walking and open space. As a communication space for the citizens, community space is required. Second, the plan should be made with understanding of the existing urban structure pattern during the preparation stage of the redevelopment plan and with consideration of the connection to other residential zoning areas. Finally, the feasibility of disturbed areas should be reviewed with consideration of the enhancement of the rationality of land use and the connection with other areas. |
