| 요약1 | 본 연구는기존 도시조직과 유리된대규모 아파트 단지의한계를 인식하고 대규모 단지의 형태를 유지하고 고밀화하는 재건축 방식의 도시 주거지 개발의 대안을 제시하기 위한 것으로, 대규모 단지를 분할하여 소규모 블록으로 개발이 가능한지를 검토하였다. 이를 위해 모의실험을 통해 단지분할 블록화의여러 조건을 검토하여 최소의 블록면적과 형태를 추출하였고, 재건축안과 블록분할 개발 예시안의 개발밀도, 층수 등을 비교하여 블록분할에 의한 개발 가능성을 검증하였다. 아울러 블록분할 개발의 타당성을 구체화하기 위해 추출한 블록의 규모와 형태를 조합하고 주거지의 가로환경을 고려하여 대표적인 세 가지 블록형 개발모델을 제시하고 이에 주동을 배치한 계획안을 예시하였다. |
| 요약2 | This research begins from the understanding of current situation of urban housing, which is based on high-density housing redevelopments in large-scale complexes. This paper aims to investigate the feasibility of small-block subdivision development as an alternative development to large estates. Through the analysis of a large-scale development with proposed small-block development on an existing site in Seoul, the possibility of new housing development technique adopting small blocks and internal streets is verified in terms of development density, efficiency of land use, and provision of community streets in the urban environment. In addition, three typical block housing models are proposed meeting the optimum development criteria, especially the combination of housing blocks, community street in between the blocks, disposition of residential buildings and open space, accessibility, and orientation to sunlight. |
