| 요약1 | 본 연구의 목적은 국민임대주택의 입지가 주변 분양주택 가격에 미치는 영향을 분석하는 것이다. 건교부가 실시한 국민임대주택에 대한 국민인식 조사(2005. 10.)에서 국민임대주택 입지의 인근 주민이 국민임대주택의 건설을 반대하는 하는 비율이 17.1%로 나타났다. 국민임대주택단지의 건설을 반대하는 이유로는 주택가격 하락에 대한 우려가 제일 크게 나타났다(53.2 %). 본 논문은 이 같은 우려 속에 국민임대주택의 입지가 주변 아파트 가격에 미치는 영향을 전국적인 규모로 실증 분석하였다. 종속변수는 분양주택의 평당 가격이며, 독립변수는 선행연구를 통해 밝혀진 제 변수를 상관분석으로 검증하여 가구특성(전용면적), 단지특성(세대수, 주차대수, 임대거리) 입지특성(초교거리, 공원거리, 간선 대중교통거리)을 선정하였으며, 지역특성을 나타내는 가변수로 전국을 서울, 경기남부, 경기북부, 중부, 남부로 구분하여 지역적 특성이 가격에 반영 될 수 있도록 하였다. 사용 자료는 국민임대주택 공급지구 현황(2005, 주공)과 국민은행 실시간 자료를 SPSS로 회귀분석 한 결과 국민임대주택의 입지는 근거리/원거리 아파트 가격에 부/정의 영향을 미쳤다. 최근의 주택가격은 주변 여건보다는 시장과 규제의 영향을 많이 받고 있는 것으로 평가되지만, 이런 결과는 국민임대 주택단지가 중소규모의 민간 사업자가 지은 분양주택 보다 더 좋은 주변 환경을 제공하는 것으로 판단 할 수 있다. 국민임대주택 입지에 대한 인근 주민의 주택가격 하락에 대한 우려는 기우이었음과 정부는 앞으로 국민임대주택단지가 더 좋은 이미지를 갖도록 노력한다면 국민임대주택의 입지는 인근 주민에 의해 선호 될 수도 있음을 밝힌다. |
| 요약2 | The purpose of this research is to analyze the price influences of the Public HousingComplex (PHC) on their neighboring apartments. Providing of the PHC would change theparadigm of the national housing culture. Currently, According to national survey in Oct.2005, Public Housing Complex are treated as one of the socially undesirable facilities. A lotof landowners think these facilities would impair their real estate value. Although new trendsfor apartment prices are influenced by market and regulations rather than circumstances, PHCgives better environment to the residents than development by mid & small constructors.SPSS 11.5 is used to calculate statistics with regards to the distance from Public Housingcomplex. The result shows that location of PHC has little impact on the prices of the nearbyapartments. The residents’ worry for the prices of their apartments proved to be groundless.The Essence of modern residential welfare is to provide PHC to the people who need themgiving some public facilities for the residents in the surrounding area, PHC could be ‘Pleasein my front yard’ (Pimfy) facilities. |
