요약2 Development in technologies generate new spatial needs and for some buildings no longer in need such as water towers. Water towers were built in order to supply water to steam locomotives which are now extinction, leaving water towers neglected. Even though water towers have lost their functions they still are iconic symbols of industrial revolution and modernization which has brought great changes in how we live. The purpose of this paper is to understand characteristics and values of regenerating water towers. The researchers have looked into water towers and their social and architectural qualities and design methods used in adaptive reuse of early modern buildings through literature review. Then, investigated water towers in europe and asia that are redesigned for new programs and users. Finally, water towers in europe which were converted into residential spaces since 1990, were selected and case studies were carried out. The researchers found that water towers were mostly converted into residential and hospitality maybe due to their size but sometimes into public spaces. In residential spaces, due the narrow and vertically long spatial characteristics, spiral stairs serve as main circulation and each floor has a small semi-public space located. Moreover, the upper levels are used as the pubic areas such as living room, of the due public spaces such as observatory terrace, living rooms, study room, even swimming pool.
