요약2 Building administrators find it difficult to intuitively identify issues when handling extensive amounts of data, which is the main reason for the failure of building energy management systems (BEMSs) to reach the monitoring level. study proposes methods to quantitatively analyze and diagnose the energy consumption levels during building operation and to derive energy-saving factors to overcome the aforementioned limitation. Seasonal factors, which represent the seasonal energy consumption features, were defined in this study. These factors include the peak load weight (PLW), which represents the quantitative expression of the PLW in five seasonal areas, and the energy consumption proportion, which represents the energy consumption contribution. The daily factors represent the energy consumption load according to the seasons and time periods (maximum load, heavy load, and light load) provided by the Korea Electric Power Corporation. These factors were used to quantitatively analyze the hourly energy consumption levels on representative days based on the five areas. In addition, this study presented the air conditioning performance and return on investment, which represents the profits in comparison with the yearly electric charges of the experimental equipment. As a result of analyzing and diagnosing the power consumption levels by using actual BEMS data and applying energy-saving methods by deriving energy-saving factors as the original function of the BEMS, approximately 17.6% of the total power could be saved.
