요약2 To implement the zero-energy building policy in establishing the smart city, reference models of zero-energy buildings were suggested in this study. Reference models that reflect the average performance of energy-related factors were designed. Passive and active influencing factors were selected from the literature review. Then, the values of influencing factors in reference models were derived from the average performance of the 1++ rating certification cases. The building purposes of the reference models were selected as education & research and office, and were then subdivided according to the detailed purpose or size. To validate the models, the energy performance of the reference models was simulated and the results of simulation showed that all reference models achieve the 1++ rating which meets the criteria of zero-energy building certification. The influencing factors and reference values that were suggested in this study are expected to be used in designing the zero-energy building and further studies that develop the reference models of other cases.
